Don’t spend a ton of money renovating a building that you don’t own! Sounds common sense but something you don’t think about sometimes when owning a business is what happens when your lease is up and you have to move locations? You can’t take all the upgrades to the new location so you have to be really careful on what upgrades you do when you don’t own the building. I wouldn’t do any major upgrades unless you have a longer term lease and you know you will be able to recoup the fees through business.
